The short version

  • Banks look hardest at how you handle the money you already have. Your last three months of statements are the audition.
  • Affordability is tested at a servicing rate well above the advertised rate, so small debts cut borrowing power more than you would think.
  • Unarranged overdrafts, missed payments, gambling transactions and buy-now-pay-later all read as risk.
  • Most declines are preventable with two to three months of preparation. An adviser can tell you exactly what to tidy up first.

The bank is reading your statements like a report card

When you apply for a home loan, the bank is not just asking "do you earn enough?" It is asking "when money comes in, what does this person do with it?" Your last three months of statements answer that question in detail: every unarranged overdraft, every dishonoured payment, every payday-to-payday pattern is right there.

That is why applications from people with decent incomes still get declined. The income was never the problem. The conduct of the accounts was.

Affordability is tested at a much higher rate than you will pay

NZ banks do not test your application at the advertised interest rate. They test it at a servicing rate several percent higher, to prove you could still pay the mortgage if rates rose. On top of that, every dollar of existing commitments (car finance, personal loans, credit card limits even if unused, buy-now-pay-later) is subtracted from what you can borrow.

A $10,000 credit card limit you never touch can quietly remove tens of thousands of dollars from your maximum loan. Closing or reducing limits before you apply is one of the cheapest ways to increase your buying power.

What to fix before you apply

Three months of clean statements: no unarranged overdrafts, no missed payments, subscriptions and spending under control. Reduce or close credit limits you do not need. Pause the buy-now-pay-later. Show a regular savings habit, even a small one.

This is exactly the work a mortgage adviser does with you before the application ever reaches a bank, so it goes in once, clean, to the right lender, instead of getting declined and leaving a mark.
