The local picture

New Lynn was rebuilt around its rail trench and bus interchange, and it shows: apartments and terraces cluster within walking distance of the station, with LynnMall and the Whau River paths alongside. Titirangi’s bush villages start five minutes up the hill.

It is one of the cheapest places in urban Auckland to buy something new — the unit and terrace layer starts around $550k, and the train removes the commute argument. Standalone homes in the streets behind still trade mostly under $1.05m, with the Titirangi end carrying a leafy premium.
